Glenside Concepts

Assessment Overview

  • Opportunity to create a pedestrian oriented district along Easton Road and Glenside Avenue
  • Floodplains limit commercial development potential near Tookany Creek
  • High vacancy and incompatible uses near Glenside Station
  • Opportunity to meet excess demand for retail and restaurants in Glenside
  • Although there are many grocery stores nearby, Glenside needs a food anchor to attract convenience shoppers
  • Opportunity for stronger pedestrian links from Beaver College and residential areas along Easton Road to the Glenside train station and commercial destinations
  • Isolated parking lots with weak pedestrian walkways discourage walking to nearby destinations
  • High traffic speeds discourage pedestrians

Enhancement Opportunities

  • Create the Glenside Town Center at Easton Road and Glenside Road - enhance the Train Station, create a Farmer’s Market, create a Town Green, build additional retail beneath a two deck brick parking garage and create a high quality transit facility
  • At the Roberts Block create a new loop road connecting the train platform and Ruralside Avenue and renovate the Roberts Block for restaurants
  • At Easton Road between Mt. Carmel and Waverly, introduce a landscaped median, bike lanes, improved crosswalks, street lights and an allee of street trees
  • Create a piazza at Wesley and Easton for outdoor cafes and monthly antique fairs
  • Encourage vintage products shops to organize an association to coordinate events and promotions and establish a quality retailing seal of approval
  • At Easton Rd. south of Waverly consolidate curb cuts, link parking areas, plant street trees and hedges and narrow the cartway to define a pedestrian street
  • At Limekiln and Easton create a landscaped island to slow traffic, create a gateway entrance and improve pedestrian connections to Beaver College
  • Along Limekiln and Mt Carmel encourage automobile-oriented commercial uses to this area
